Karthikey PropIntel Pvt Ltd ("KPI," "Karthikey," "we," "us," or "our") operates PropIntel, an AI-powered real estate matching platform for commercial and luxury property in Bengaluru, Hyderabad, Chennai, Visakhapatnam, and Amaravati. This policy explains what personal data we collect, why we collect it, how it is used, and the rights you have over it, in line with India's Digital Personal Data Protection Act, 2023 ("DPDP Act") and the DPDP Rules, 2025.

By using PropIntel — as a property buyer, NRI or HNI investor, Channel Partner, or Builder — you agree to the practices described in this policy. If you do not agree, please do not use the platform.

1. What data we collect

We collect different data depending on how you use PropIntel:

• Property buyers and visitors: name, phone number, email address, budget range, property preferences, and the pages you browse. If you submit an enquiry, we collect what you tell us in that enquiry.
• NRI and HNI investor accounts: name, phone number, email address, country of residence (for NRIs), investment range, and your saved properties, enquiries, and portfolio interests.
• Channel Partners (CPs): name, phone, email, company name, RERA registration number and certificate (uploaded by you), the leads you submit, and commission/payment records tied to your account.
• Builders: company details, RERA registration, project and unit information you upload, and the leads matched to your listings.
• Everyone: basic technical data such as IP address, browser type, and pages visited, collected automatically to keep the platform secure and working correctly.

2. Why we collect it

We process your personal data only for specific, stated purposes:

• To match buyers to relevant properties using our AI scoring engine.
• To connect Channel Partners and Builders with buyer leads relevant to their portfolio.
• To verify Channel Partner and Builder identity and RERA compliance before activating an account.
• To calculate and pay Channel Partner commissions accurately.
• To send you transactional notifications — for example, a new lead alert, an account status update, or an RERA verification result.
• To improve the platform's matching accuracy and fix issues affecting your experience.
• To meet legal obligations, including under the DPDP Act and applicable RERA regulations.

We do not sell your personal data to third parties, and we do not use it for purposes beyond what is described here without asking for your consent again.

3. How we use AI

PropIntel uses AI (via Anthropic's Claude models) to score property-buyer matches, generate property descriptions and call scripts for Channel Partners, and produce appreciation forecasts. Your enquiry details — such as budget, locality preference, and property type — may be processed by this AI to generate these outputs. Your contact details (name, phone, email) are not used to train any third-party AI model.

4. Who we share data with

We share your data only where necessary to provide the service:

• Channel Partners and Builders receive your contact details and stated requirements only when you are matched to a lead relevant to them.
• Service providers we rely on to run the platform — including our database host (Supabase), email delivery provider (Resend), and hosting provider (Vercel) — process data on our behalf under their own security and confidentiality commitments.
• Legal and regulatory authorities, where required by law, court order, or to protect the rights and safety of our users or the platform.

We do not share your data with advertisers or data brokers.

5. How long we keep your data

We retain your personal data for as long as your account is active, and for a reasonable period afterward to meet legal, accounting, or dispute-resolution requirements — typically up to 3 years from your last interaction with the platform, unless a longer period is required by law (for example, RERA-related records). You can request earlier deletion at any time using the contact details below.

6. Your rights

Under the DPDP Act, you have the right to:

• Access a copy of the personal data we hold about you.
• Correct inaccurate or incomplete data.
• Request erasure of your data, subject to our legal retention obligations.
• Withdraw consent for processing at any time.
• Nominate another person to exercise these rights on your behalf in the event of death or incapacity.
• File a grievance with us, and escalate to the Data Protection Board of India if unresolved.

7. Security

We use industry-standard safeguards — including encrypted data storage, access controls restricting who within Karthikey can view sensitive data (such as RERA documents), and secure authentication — to protect your data. No system is completely secure, and we encourage you to use a strong, unique password for your account.

8. Children's data

PropIntel is intended for adults engaging in real estate transactions and is not directed at children. We do not knowingly collect personal data from anyone under 18.
