Terms of Use

These Terms of Use ("Terms") govern your access to and use of PropIntel, operated by Karthikey PropIntel Pvt Ltd ("KPI," "Karthikey," "we," "us"). By creating an account or otherwise using the platform, you agree to these Terms. Please also read our Privacy Policy, which forms part of this agreement.

1. What PropIntel is

PropIntel is a technology platform that uses AI to match property buyers and investors with commercial and luxury real estate listings, and to connect Channel Partners and Builders with relevant buyer leads. Karthikey is not a real estate broker, agent, or party to any property transaction. We do not own, sell, or take title to any property listed on the platform, and we are not responsible for the accuracy of listings provided by Builders or the conduct of Channel Partners.

2. Who can use PropIntel

You must be at least 18 years old and capable of entering into a legally binding agreement under Indian law to use PropIntel. By registering, you confirm that the information you provide — including your name, contact details, and (for Channel Partners and Builders) RERA registration details — is accurate and that you will keep it up to date.

3. For property buyers and investors

Browsing properties, submitting enquiries, and using PropIntel's matching and forecasting tools is free of cost to buyers — we do not charge brokerage or platform fees to anyone purchasing property through a lead generated on PropIntel. AI-generated appreciation forecasts and deal scores are estimates based on available data and are not a guarantee of future performance. You should conduct your own due diligence, including independent legal and financial advice, before any property transaction.

4. For Channel Partners

Channel Partners ("CPs") may submit and manage buyer leads through the platform and earn commission on leads that result in a closed transaction, calculated using the rate published in your CP dashboard at the time the deal closes. Karthikey may set, and from time to time revise, master commission rates by property type, and may set a different rate for a specific CP where reasonable grounds exist; any such change will be reflected in your dashboard before it takes effect. CPs must hold a valid RERA registration where required by applicable state law and must not submit leads obtained through misleading, coercive, or unlawful means. Karthikey reserves the right to suspend or terminate a CP account for breach of these Terms, fraudulent lead submission, or RERA non-compliance.

5. For Builders

Builders are responsible for the accuracy of all project, pricing, unit availability, and RERA information they upload. Karthikey does not independently verify every detail of a Builder's listing and is not liable for inaccuracies in Builder-provided content. AI-generated listing descriptions are drafted from the information you provide and must be reviewed by you before publication. Builders agree to respond to matched leads in good faith and within a reasonable time.

6. Acceptable use

You agree not to:

• Submit false, misleading, or duplicate leads, or fabricate buyer enquiries.
• Misrepresent your identity, role, or RERA registration status.
• Use the platform to scrape, resell, or redistribute listing or lead data without our written permission.
• Attempt to bypass, probe, or interfere with the platform's security or matching systems.
• Use PropIntel for any unlawful purpose under Indian law.

7. Account suspension

We may suspend or terminate any account that violates these Terms, engages in fraudulent activity, or poses a risk to other users or the platform. Where reasonably possible, we will notify you of the reason before or at the time of suspension.

8. Disclaimers and limitation of liability

PropIntel is provided "as is." We do not guarantee that AI-generated scores, forecasts, or descriptions are error-free, and we are not liable for any decision made in reliance on them. To the maximum extent permitted by law, Karthikey's liability for any claim arising from your use of the platform is limited to the fees (if any) you have paid us in the preceding 12 months.

9. Governing law

These Terms are governed by the laws of India. Any dispute arising from these Terms or your use of PropIntel will be subject to the exclusive jurisdiction of the courts in Bengaluru, Karnataka.

10. Changes to these Terms

We may update these Terms from time to time. Continued use of PropIntel after a change takes effect constitutes acceptance of the revised Terms. For material changes, we will notify active users by email.
